I do have the occasional request for a prior year rent summary or similar and will usually try to accommodate that but it's a courtesy and not something I am obligated to do.

They have argued that different groups allocate a greater proportion of their income to accommodation costs.

If you do not, please, simply don't bother these people as they will not accommodate you.

Does anyone know under the Fair Housing Act what our obligation as landlords is to accommodate service dogs and if we can ask for documentation to prove this dog is actually a  legitimate service dog?

I had to evict tenants once that came with a property purchase after a year and a half of trying to really work with them, even bending over backwards to try to accommodate them, but eventually just knowing that this was not going to work and they were in turn destroying my property and pushing back on every policy.

I am not sure whether or not I can ask what kind of disability they have to see if I can accommodate at all.

The contractor usually has to undo the agreed upon work (Time and Materials) and then figure out how to accommodate the new request which takes much longer and is inevitably much harder.

Similar to what you are doing, I am focused on creating more of a repeatable, deliberate process to my rentals; same application, same e-mails, same steps in the process for every single applicant, including tenant screening criteria, reasonable accommodation policy, and I include a "cover sheet" in my e-mails and in-person interactions that provides an overview to any applicants what our rental process looks like.
