Tenants told me $2500 and they can't afford it so will be moving out.My settlement agreement has the mention of everything like security deposit, home warranty, lawn/tree trimming etc...so that both the parties knew exactly what they are getting into.I had overall a good experience selling a house with the tenants as I made sure that my relations with the tenants is more important than the monthly rent.

We had to replace the trim and carpet in one bedroom, all the bedroom doors, screens, grass in the yard, etc due to dog damage!

There's also only a very small chance you or anyone you hire is going to reliably get the laminate flooring in and a good job done on the trim by Wednesday, either, not in a 4/2 SFH where the tackless strip still need to go (and in a 4/2 you probably have stairs).Do what you can within the time you have.

Also drywall, flooring, drop ceiling, and trim myself too.I am a first time homebuyer and at a loss to try and price out this type of work but I am in a market where I do not have the time to schedule an inspection or general contractor walk through without missing an offer deadline.

While this means accessing the wall cavities to install insulation, which often necessitates removal of the old lath-n-plaster, we do make efforts to preserve the mouldings and trim as it is integral to the ambiance of the house - tenants looking for flats in Victorian or Second Empire buildings are expecting the ornate.We also try to strike a balance between the compartmentalised layout of these old buildings and today's trend/desire for "open concept".
