Does this mean just sending multiple demo deals to investors/syndicators as a way of demonstrating my understanding of syndication until I find the right deal?

This one I bought and started cleaning out and when my guys went to pull the permit, we were told that the house is on a demo list and we couldn't pull permit, so I applied for a building inspection to take it off the demo list on July 1, 2014 and I finally had the city inspection today.

I have a quote for $41(tax, labor, material demo included). 

To make the repair I'll need to demo 2 of the walls, replace plumbing, put the walls back up, tile the shower, and get the tub refinished.

If it was a renovation job was it easy to find labor for demo and finishes?

We completely gutting the building and demoed the entire site.

I have a small team where the main crew basically do everything from demo, drywall, electric, plumbing, paint.

They don't take into consideration that land doesn't sell fast, and it will need substantial capital for demo work to get lot ready to sell to builder. 

Just signed up for the demo - that sounds like a perfect fit and with guidance to get through the growing pains.
