I was just doing the same thing here in TX, then stumbled onto  5 unit deal.

I'd expect that the seller should do this, but if they too are inexperienced that could be another small stumbling block.Hope that helps and points you in a better direction.

*IF* you can get people of a similar demographic as you, it will probably be useful, as you want people that like living the same way as you - otherwise, common areas are going to be big stumbling blocks.
