You should also ask about LTV constraints, DSCR (debt service coverage ratio) requirements, minimum occupancy levels, cash reserves that you need to have and/or maintain, net worth requirements and experience requirements (and start preparing your resume now).

If an investor wants to spend 6 months to 1 year trying to catch the big whale for a great flip that is understandable but investors need to also understand why agents do not want to do it.Frankly a lot of this no money down stuff, options, and all of that really was more robust when markets were frozen years ago.

My qualm with this is I can build a resume, but selling mortgages is a business that one day may just slow down substantially, so I'm worried about the security of this path.
