WA can jump the river and shop tax free. that's kind of best of both worlds. traffic is an issue between the two areas these days.If you go up I 5 towards longview prices are better but tenant quality is something that has to be monitored .. 

I prefer full disclosure, but that's just me.Or, you could set up searches in Realtor.com and other public facing sites to monitor what price points are in what neighborhoods, how quickly they go under contract, etc.

My advice to all new hosts is closely monitor those in your market that are doing outstandingly well.

Monitor these areas very very closely.

You can lease these for a small amount and the gas company can monitor it and fill it as needed. 

I also got decibel monitors so when my guests were falsely accused of partying until 1:30am, I showed the monitor report and that was the end of that. 

Bigger Pockets has some great state forums and usually there are good locals that monitor those.
