I want to find someone who is already doing that in Charlotte, and work with them as an apprentice or some sort of similar fashion to learn.

It just requires some good, old-fashioned hard work and entrepreneurial spirit.

It's also a legal requirement for me to submit ALL offers in a timely fashion.

if it is cash flowing so well, you may have to just save up the next down payment and do it the old fashion way...20-25% down. 

I am convinced that most of the industry is not compliant and it will end up biting them in some fashion in the long run.  

When my realtor spoke with the seller's agent she stated that the tenant pays rent in a timely fashion however when I was there it doesn't seem like he is taking the best care of the property ie. trash laying around, cigarette butts outside, weeds growing.

Most tenants don't up and move from single houses if you haven't raised the rent in a ridiculous fashion.

All landlords will have to become licensed and will have to verify the tenant's ability to pay in the same fashion as Dodd-Frank requires for owner-financed sales.

There was also a few very helpful excel programs to analyze deals, as well as actual old-fashioned pencil and paper written work.
