When the interstate was originally planned they went right threw the factories as to show off the industrial might.

If you factor "y" for the rehab, don't adjust that just to make the higher offer work.

The limiting factor is having the cash especially if you don’t want to have 100 different JV’s going on but don’t have the desire or business model of doing a syndication.  

I toured their factory and man is that stuff amazing.

Another factor is that I do not think I will be buying very much anytime soon.
