Needed substantial rehab, but timing of purchase was good as we were able to tackle it over the winter.

So if we are going to have rules (other than caveat emptor) than it is important that everyone follow them.I don't fill out credit card applications from finance companies I have never heard of that spam my email inbox.  

Yes, there are laws against spamming and robo calling, etc., however; if someone is a neighbor or lives in your community, and you see their property is vacant, it's still legal to contact them. 

Then you can tackle the issue of IRS loan and anything else.

I am getting spammed with other must have products that will save me from the end of the world.

Craigslist produces too much spam and folks who aren't familiar with the area.

I have a few years fixing/flipping, and know my way aroud building a house, but this project is on the large side for me to tackle with friends... ($90K original bid on fix).
