Over all Auckland will always do good do to having the stronger population and job growth. - Unless there is a natural disaster like Volcano eruption or Earthquake.these will have an affect but it is likely to be temporary.

A quality property management company is going to manage better properties with more extensive renovations and use those to their advantage to attract better tenants and hopefully at stronger rental rates.  

Taking you on walk thrus, Skype calls, etc.This may take a lot of intensive time on the front end, but it should allow for a much stronger foundation for the back end.

Sometimes, I also finance DSCR if a property won't qualify with traditional financing.Sometimes I also go with worse terms via DSCR, if it means a much faster close of escrow, so my offer feels stronger to the seller.

Chris Gabriel when you go to REI meetings to network with others part of it is to find someone with some different skill sets than you have to partner with to have a stronger team than doing things by yourself.
