If the seller wants too much they will list it and let the market hammer the seller down on price.

This is an amazing option if you don't want to swing any hammers.  

I would try to retain a good investor realtor @Derik S. if you are a qualified buyer.Comparing single-family median home prices vs a commercial 5-unit is apples and hammers.  

I suck at swinging hammers, I'm not handy, and I'm a total sissy if I needed to confront a tenant.

Do you have access to family money, are you wicked good with numbers, are you a great negotiator, can you swing a hammer?

If a person only sells hammers, he/she will try to convince you that the entire world is a nail.

You end up at below market rents most of the time and int he case of HNZ the houses tend to get hammered.

You will be hard pressed to find a BP member down there, thats an old boys club, and they will hammer you hard when they realize you arent in their club, that you dont have the money to hang in there.  

I would drop the hammer and inform them they are in violation of the lease and to cease and desist or face eviction.
