Initially, I had thought of buying the property, fixing it and renting it, but now that I have actually spent time and driven around Miami Gardens, I’ve changed strategy to just flip it.

Just closed on #34 forty five mins ago. it's in (South) Redford, michigan. surrounded by Livonia, Westland, Garden City, Westland.it's a beautiful brick ranch, over 1100 sq ft, with a 2 car and a basement.

@Mike Dymski great points.I worked for a SF BAy AREA syndicator in the mid 80s  there model was garden apartments 10 to 30 units.. you can probably picture those .. they had about 300 properties.. from San Jose to Sacramento...

I'm partial to the South end- Murrells Inlet, Garden City and Surfside but work up and down the coast.  

Lime the area very heavy , topdress with a thin layer of peat moss , water heavy 2 times a week .

We do continue to pay the gardening service.

We have a condo in Garden City.  

One day last year, when I had my gardener cleaning my yard, the neighbor came and talked to my friend about the tree root problem.

The area is lower class neighborhood,  however,  all the surrounding homes have really nice gardens and grass.Not sure if any kind of spray was used by the tenants to kill the grass.

That would give me a negative cash flow of $300 with a gardener and a pool guy.
