I’m looking at a nearly identical situation in a near by neighborhood.

Although there are usually pretty darn good investment reasons two identical properties (3/2s) might have an actual and future value difference in the millions. 

Each building within the community is a row of 6 attached townhouses, all identical with the exception of the end-units only sharing 1 wall, while the other share 2.

Both units are pretty much identical to each other in terms of square feet, number of bedrooms and bathrooms, however, with just a few main differences such as:1) The lower unit has one window less than the upper unit in the back of condo due to the stairs from the upper deck down to the ground level so that stairs end up preventing the possibility for a window in that wall on the left side in the back of the lower unit. 2) The upper unit has a structure on the roof that is considered as a den room and it has a nice view of monument and Capitol Hill.

A good set of storm windows and original old windows is virtually identical - if not more efficient - than a new set of windows.

(My apartments average over $50/unit over my neighbor's identical units!

Hypothetically if a close to identical house and a condo are in the same neighborhood with the same bd/ba and same sq footage.

I feel like I am dealing with fraud here but unfortunately sent my ids and bank statement to him last week, I will monitor my credit reports and look for identity theft or fraud. 

There is an identical property across the street for rent (listed for 1200/m).

The price is right, and my agent is getting feedback that it "feels smaller" than ones of the identical floorplan.
