I have a lower vacancy because I have found in my multi family portfolio the properties can float themselves at 75% vacancy rate and still maintain positive cash flow.

I'll float the idea of him taking the upfront costs and getting reimbursed at closing.  

(also I should mention I'm a CPA/accountant, been using QuickBooks desktop since I took over for my dad, he passed away 2 years ago so now I'm up from 4 doors to 11 with my 80 year old mom who's home health aids are the biggest cost to us, she's getting hip replacement surgery on Wednesday....so I'd rather ask my BP team to get this right the first time.I'm willing to pay for software, don't charge an egregious float on top of that. 

It seems like a lot bigger DIY job than Vinyl.That little place could really use some curb appeal.I took the pic above and floated some curb appeal things onto it that I'd think about if it were mine.A new door opening on the right, double the window size, and a more modern color scheme, a little wider siding, etc...Which is a lot more money than just residing in vinyl.I used GIMP to make this (quickly), and not an architectural program which is why it looks a little cartoonish.Good Luck! 

So far i've done the TAT (Trans American Trail) on my adventure bike along with purchasing a Winnebago Revel 4x4 and going to the eastern most point in the US next up up is 2 months on snowboarding in New England and CO. working my way up to doing a around the world adventure bike ride after riding to the Dalton highway to Peru, climbing all the 14'ers in CO, continue drifting in middle TN at local and regional grassroots events.

For individuals who don't want to tie up lots of money for years to come, they often float towards Fayetteville or Greenville where deals often are cheaper and better short-term return to leverage.  

If you have used a product that seems to last a long time,  I’m all ears :-)Any floating floor is meant to move a little.

"It works" sure it could, as you are blasting tens of thousands of texts a month.Its like fishing for TunaIt is like nuking the Atlantic and then checking if there are any dead tuna floating among all the fish and sexy topless mermaids and mermen (for those of you that are into that weird poop).

I suppose floating rate is good if you anticipate rates to go down.
