They have been 95% full these last two yearsI've done upgrades such as a new shower in one unit, new deck on another, painted a deck on a another unit, new flooring in two units, planted flowers out front for curb appeal.

If everyone just placed the machines at the curb than they would be overwhelmed!

Does it have curb appeal (nice flowers / landscaping, mulched flower beds, etc), Are the amenities like screens and fences clean and looking good - no mold, rust, etc?  

If you're not ready to pay a professional, order a wide angle lens attachment from Amazon for your cellphone - it literally clips onto your phone and can be as cheap as $20 - and download an app like Curb Appeal which auto-brightens your photos.

If the exterior has curb appeal that's ideal in any market to any buyer.

not active in ATL at this time.. when I was  it was first as a HML before the 08 melt down.. then post 2010 I set up a court house steps buying operation until the hedge funds came in and kicked all us little guys to the curb.. was able to buy about 50 homes though in about 14 months. 

Something with a minimal curb. 

The yard is YOUR curb appeal - - and the tenants will not even care.Just drive down a/the street and look - - you can tell a rental every time buy how the yard is kept.
