@Ali Boone Ha, I've heard about how hot Atlanta was a few years ago.

Our program is not restricted by that Section 8 regulation, but believe me it took me a couple of years to convince the local HA of that.

For example, in my current role, if some rando emails me from a gmail account asking to buy one of our $500 MM portfolio companies and it isn't T.Boon.Pickens@gmail, I'm most likely going to insta-delete it (even if it is T.Boon.Pickens@gmail, I'd probably just assume it's viral ha).

As I understand it, as long as the tenant agrees to the extra rent and is approved by the HA, I would be Ok.

HA, I thought you were talking about the 'Occupy' Wall Street thing going on...seems to me there is where the Zombies are.

I've even been lucky enough to have a major fire in the building so I'm getting comfortable with insurance claims, and the city permit and repair processes (gotta value that hard knocks education... ha!).
