@David Drew unfortunately in this situation, general consensus is not the way to go. the situation is rather black and white.

I even drew up my operating agreement on my own.

My RE agent just informed me that he doesn't know if the seller will be providing the Security Deposit, or if I have to fork that up.I assumed that it was supposed to be handed over, I'm not sure where I drew that conclusion though.

On the envelope I wrote " YOU JUST GOTTA TAKE A LOOK INSIDE " with a big smiley face that I drew on it.
