What is the average total cost as a percentage of the homes sale value?

I just finished a job with this and it cost a couple of hundred dollars to fix it all up.

This is a simple question for an attorney, and this won't cost a fortune to get done.

I'm looking to purchase a primary residence with an existing ADU in Contra Costa county. 

With a rough understanding of construction costs in the bay area, it seems like this project could cost as much as 700k and I'm trying to understand what the right method would be to make this dream a reality. 

now for the flip, we do brrrr and my minimum is value add of 2x rehab cost with $30k minimum above cost.  A

Both of them would cost a lot to repair.

It's not a tiny economy that would fall apart if people suddenly stopped visiting, like most Caribbean islands, Belize or even to some extent Costa Rica. 

You may find that it is broader than you were expecting, possibly making your structure cost a lot more than you wanted, and possibly losing anonymity that you're trying to gain. 

Keep track of them once you start and then you can go back and say well this roof costed this much to put on, so on this project it'll probably cost a little less since it's a smaller roof.
