Be prepared to pay $75 to an electrician to flip a tripped breaker or change a ceiling light bulb, $75 to a plumber to change a flapper in a toilet or a cartridge in a faucet, $750 to replace a hot water tank, fridge, washer/dryer, $100 to a cable/internet tech to unplug and plug in a modem, the list goes on.

It was her fault (although accidental) & it needed immediate repair to prevent further damage from occurring (ie, pipe broken by shoving a metal storage rack into the sink cabinet).

If every rental in the nearby area has granite countertops, stainless steel appliances, and washer/dryers, you wont be able to charge as much as them unless you put in similar finishes.

Hey everyone, I have been doing driving for dollars lately in my local area and I have found a good amount of homes that look distressed and could be good opportunites for wholesale deals.Today I called one of the owners of the property and she said it was her fathers house who passed away and it was near the lake so it has a lot of upside, but it had some flood damage to it.She said she wasn't in a rush to sell it but if the offer was good she would consider it, the thing that kinda confused me was she said the house is nice but the property value and the lot was where most of the value was.

There is also a place where a kitchen can be installed (my mother used to have one there, but removed the stove and had the gas cut off), and there is also a place for a full sized washer and gas dryer in the basement.
