First you schedule a walk thru of apartment so you know if you want to renew them or not,, crappy house keeping,, what ever is almost good enough reason for me not to renew.Download a lease renewal form,, give within proper notice period,Raise rent if it warrants a raise, you need to market check your area..

All of these things can make a difference what the seller is disclosing and what they are warranting or saying they knew about.I agree that flying there is not going to make you immediately an expert on the subject especially the cost from so far away with hotel room and board,flight cost, meals,etc.Spend that money on the attorney who specializes in litigation.

If selling is warranted then a 1031 exchange will at least protect you from the taxes and depreciation recapture.

So all my desired long term tenants are below market rent; I have one tenant that has rent set at market because they are not desired but not bad enough to warrant me not extending their lease (they are on month to month but soon will have length of stay that will require me to provide a 2 month notice).So the tenant made the right choice.

Over a year on the restoration project and we are still unable to find good contractors and keep reverting to our property management team at Icon.Icon is a very decent property management company.We pulled out of Kalamazoo with our investment money last year because price influx was too high and didn' warrant income or Cash flow back to us anymore.
