Have you ever considered hiring someone that uses software (like Matterport) to 360 map and image your unit for prospective tenants to do virtual tours?

I had people coming to view the house tomorrow: postponed them because of this -- several were interested in a mid-month start date (we're in a university town - lots of movement!). 

And it's one of the few, true, "set it and forget it" investments out there, as there is no maintenance and virtually no risk - the only risk is a US Government default (which would be apocalyptic and thus one of the few things our gov't would never do). 

If you don't have a virtual assistant yet, I'd recommend getting one to help with things like tenant communications and coordinating contractors.

My son went to a top public university (was ranked in top 5 nationally) to get a German degree.  

Could virtual currensy possibly be the 3rd wave?

There have been at least 3 studies that show this is true for virtually every large city in the US (you can internet search this).- buy and hold is currently tough in San Diego.  

I received a bachelors degree from Mercyhurst University and have wrestled from pre-school all the way through college. 

However, I expect for along hold, it will outperform virtually all other markets.  

Commercial is a universe apart from Residential and yes, commercial is 10X easier in regards to the things we are speaking on.
