Get a taste and make sure you have the appetite for this market.it is not for every one.

Sure, if you just spent $40k on a new kitchen to your peculiar tastes, don't expect all that back, but...

For example Santa Fe has arts but not sports.If you want 4 seasons you should stay north of 35th parallel and I would be careful about going too far North as the winters can be brutal but that depends on your taste as well.

That being said, they would have purchased my last flip but it didn't suit their needs size wise, so I believe we have similar tastes from a design standpoint.

The cash flow will not be as good as a unit needing more renovation in more marginal areas- but starting your BRRR career as a house hacker would give you more of a taste of if you like the real estate development process.  

I am hoping to taste a few niches and see what fits me.

Every one has their own taste and my preference is for a multifamily.
