AirCover is not a true insurance policy; it only provides coverage for guest-caused damages, and even then, compensation is at Airbnb’s discretion.

Just make sure if you're paying that much for your coverage you are getting a true short term rental (commercial) policy.

If it’s too good to be true then it is.

If the deal sounds too good to be true, it probably is.

you start with the pictures of the family  why do we do this  we do this so we can spend time with the kiddos  ( who is going to disagree with that)  then you put up like sperber pictures of his lambo  who does not want that LOL.. you bring in professional actors to do the set up meetings and create the funnel to drive them to the big events or big dollar programs..

If you have limited prior experience owning / operating multifamily assets, they'll also require you to use a professional property manager with multifamily experience.

Thanks for your insight, I didn't realize that's what it was- I wasn't 100% sure of the method, and knew it was in the "too good to be true" category, but that's a whole different presentation there of what this method really is.

It is true that you are able to find deals in every market, but one of the things I have learned is that finding the best markets to invest in is better that trying to make deals work in a bad market just because it is close to home.To answer your other questions.
