As long as you have the self discipline to not raid that reserve for fun and pleasure, go for it.If someone has trouble managing their money, then a HELOC is not the solution.

PML  U are seeing this a ton on BP right now were those that live or work in states were investors loans are not regulated folks just advertise themselves as a lender and they basically whitepaper or broker deals to the actual lenders. this only takes marketing money and the gift of gab.So a few off the top of my head.I just told my wife about your timber deals yesterday as we were driving by a tree farm :-) Personally, I own a real estate agent team and I found a way to make money with  YouTube.

That's missing the forest for the trees, but you do need to manage cash flow because if you're buying conventional you'll come across DTI issues soon and if you're buying nonQM it needs to be 1:1 ratio at minimum to be qualified without unfavorable terms.
