I lent my 17 yard dump trailer to a tenant that was leaving after 7 years.

I've stayed in places like this myself before while traveling but back then I never looked at what the market was like in those places.

It would be good if traveling with pets required number and type but that is just nice to have. 

the answers to all of your questions are... go find those people in person, which is difficult to do out of state unless you're traveling frequently to your chosen market. 

You will have unpaid rent, eviction costs, repairs, vacancy, travel costs, etc on this property.

We've debated adding a printer station to our units because it would be awesome if we were traveling to have the ability to print where we were staying.

Real estate is not my primary job, and I travel quite a bit, so having the piece of mind that I don't have to worry about the 2am call is absolutely worth the fee. 

Outside of real estate, I enjoy the gym, traveling, and cooking. 

The property is Huntington WV and is exactly 25 mins from where I'm standing, so I'm only calling it out of state because it technically is, but it's a location I'm fairly familiar and travel to often.
