This was a complete remodel that has significant value added. 

He had an issue that the water lines were 1/2 inch and the toilet drain was PVC. 

Two complete interior remodels, new retaining wall.

We didn't end up going this route on our remodel, but there were 2 designers we talked to who do everything virtually which saves a ton on costs.

I'm too impatient to set and forget, especially when you can buy and sell on the toilet.

Im trying to tell the realtor that it should be priced in between new build prices and remodeled houses.

If you see a 6 unit that has 2 separate units both listed for rent and it's not remodeled, probably a higher chance of landlord fatigue.  

The HELOC is a great tool when you are doing a large remodel, flip, or BRRRR, and plan to refinance to repay the HELOC.

My question is to people who has flipped houses or know how it works, assuiming I get a house that needs some work in order to make money and resell i have to renovate it nicely but I dont have any skills nor knowledge how to do remodel and I would have to get contractors to do it for me and they are not cheap at that point i would get contractors to do everything and will i make any profit after selling the hosue? 

Really need to get them out, my plan is to give them 60 day notice prior to lease expiring in May of 2025, that they need to move out due to the owner will be remodeling and selling the unit.
