In regard to adding drywall, I will have to consider using perhaps soundproof drywall (such as Quiet Rock) or adding two layers with drywall (maybe even add a layer of Green Glue between the drywall).  

I actually said no recently to adding a MH pad to another property, as the water and sewer setup costs were approaching 15k.Further, expect most banks to bauk at this deal.

If the scope of work is limited to adding a bathroom, building a separate entrance and closing off the existing doorway I'd take a blue sky guess at about $7K for the plumber, $2K elet, and then materials and labor costs.

The bathroom was completely redone, fixtures updated, in addition to adding a full size washer and dryer.

But I’d imagine it would be similar to adding an ADU like my detached garage conversion.
