Honestly, RE investing wasn't something I was looking to get into within the next decade, but due to circumstances that possibility is on the table with this property.I'm not thrilled about the idea of being a landlord, especially a long distance one...but I'm not 100% against it. 

However, I suspect your roommates will not be thrilled at subsidizing your rent if the only thing you are providing is the person who found the unit and signed the lease.

Inherited tenants tend to not be thrilled with having a new landlord, and if your overall goal is to keep the tenant, I would give them at least a 60-day notice of the increase.
