Not one single example, yet everyone pushes it like it's the ultimate protection policy.As stated above, the best protection is to follow the law, treat your tenants honestly, and document everything.

Did you find any prior knowledge (tenant screening) of pets moving in?

Some things to look at are what is the job source for your tenants?

Did you look into renting to Section 8 tenants?  

I think that it is a good long term investment with some serious upside, but don't kid yourself - your car (or your tenant's car) will likely get broken into at some point.
