This is going to be a combination of agents, financers, property managers, ect. who are going to do the day to day tasks of finding and managing the property for you.

Look at median household incomes, look at market economy base and diversification, look at what's being done to protect and grow economic performance, just run the #'s and the message should be crystal clear. 

It's very easy for us to lose sight of these truths and blame performance on over-saturation and legislation.
