Hello all, I am converting my 784 sqft detached garage with a full bath to a 2 bed/1 bath unit.

Since I personally always get the most out of conferences when I have dedicated time after to decompress, digest, and implement what I've learned, I booked a private beachfront villa with some friends for a few days immediately following BPCON (checking in the afternoon of Wednesday the 9th, checking out the morning of the 12th) just a few miles up the beach from the Moon Palace Resort, and we have a couple of beds still available so I wanted to extend the invite to folks here.A couple photos of the villa are below, and some of my favorite features of this place include:- Direct beach access off the back porch- Private heated infinity pool- Private furnished terrace- Private resort access- Wifi- Indoor jacuzzis- Private kitchen- Air conditioningShoot me a DM if you're interested!

I'm interested in purchasing a folding container home as well comes with full bath, kitchen, 2 beds going through the same deal.

People are going to focus on the number of beds and baths and price when looking at the ad (and photos) and the layout when they come to view it.

It is a 100 year old purpose built apartment building which was considered high end in the early 1900s, with butlers' quarters in the basement of the building, and each apartment boasting 1400 sq ft / 2 beds / 1.5 baths and maids' quarters in the back.  

How many beds/baths?

Earlier this year, I helped a client who acquire a 5 bed / 2 bath house hack deal just south of the airport that she is netting about $500 / month on after PITI and expenses.

Start at 6 months back and .5 miles out, same beds and baths2.

It is in a smaller condo building and the unit is a 1 bed 1 bath.If you are just looking for condos, just be very careful to understand what the HOA allows. 

The only thing that would be different is that Proper covers revenue loss + all the bells and whistles  I feel I don't need for 2x the cost - squatters/bed bugs.Any input on this from more experienced STR investors or others with insurance backgrounds please?
