Wondering if you have advice on me just being the bank, where I purchase a house and structure a rent to own with him and have him build up a 30% cash down payment and some equity and then me sell the house to him at a locked in price.  

I wasn’t trying to be long winded, with too much detail, in my initial post but I actually did this method on a fix and flip.

Brandon Turner outlined this method in one of the older podcasts and there are previous posts in the forums.  

Or are there other methods you’d recommend that could align better with my goals?

They’re good but it’s not exceptional for an attorney to be the registered agent, I think that’s how most people structure it.

Key Check gave me credit and debt load, which was surprising, as most other methods people don't share.

I'm interested to see what you more experienced professionals think of this deal as its structured as well as being in the predicament of having our agent represent the seller ( as himself) and us as the buyers.

I currently am a resident here (so distance is non-factor) and I possess some handy skills that could save renovation costs (besides HVAC, structural issues, plumbing, electrical work).

I’m focused on buy-and-hold properties, fix-and-flips, and exploring the BRRRR method.

Seems like the new on line marketing methods  Section 8 is the new shinny object..
