I'm looking for advice on a situation with an investment property my business partner and I purchased in June 2024 under our joint LLC in Springfield, OR.

I’m not sure how you don’t learn from that situation.2- Frustrated because you felt like you had to "convince us" to sponsor your deal-Of course you have to convince us as to why we should sponsor your deal.

Here’s the “skinny” on almost all subject to situations.  

There are several books out there that are centered around your situation (rental property investing) ... 

These are not situations where you will pay a price down the road like not pulling permits for a kitchen/bath remodel.

Aside all that, as others mentioned, you didn't lend enough info to give any specific answer to your specific situation.

We believe it’s not the buyer’s fault if title issues arise, and it wouldn’t be right to keep the earnest money in those situations.

A good securities law attorney will be able to advise you, on your specific situation.
