@Christine Snyder  I'm not familiar with the tax deed sale laws in your state, but they sound similar to the laws in my state (i.e. you own the property after the sale but the owner has up to one year to challenge the validity of the sale).

@Christine MonluxI am not sure if the ADU that you are constructing right now that will eventually be your ADU would go on schedule E.It doesn't appear to be a rental as you are living there.Also, you want to make sure you keep track of move-in / move-out dates as they may be important for Section 121 exclusion purposes.
