In my experience, a property with multiple cottages and outbuildings can provide all kinds of creative strategies...some folks try short-term rentals or even specialized retreats if local regulations allow.

Building a relationship with local real estate attorneys or agents specializing in STRs in the area can save you headaches down the line. 

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

@Kyle CarterFor PM, ask how many rental properties they currently manage, what types of properties they specialize in, and their process for screening tenants and handling maintenance issues.

In our trade, I would not expect any owner or GC to get this correct since our industry is extremely specialized.

Sober living hasn't much of a foothold in NE GA from what I can tell, but there is a lot of need for traveling crews that work in specialized areas of the trades.

One other possibility to prepare for is that the court may ask the two of you to meet with a mediator prior to the judge hearing the case.
