We won't know if there's anything structurally wrong until the bathtub is removed, but my son has had a 2nd floor bathtub in 3 different homes, and he says they've always had a bit of a rock.

We've done exactly this with my middle son, and three of his friends...find their first house that has rental space that they can leverage to offset most if not all of their mortgage.
