Any inputs from 90 days ago are only just starting to show up in market statistics, and all of the components are there to suggest we'll see stagnant, or even softening, prices in the next 6-18 months, in some markets.

From a gut feeling, it feels like there are a much higher amount of people just waiting for "the next crash" as if it's something that's guaranteed to happen.If this is true, then wouldn't that soften or even negate the effects of any downturn that may occur?

Even if you start with just a few bucks in your reserve account, if you have bought properly in a good STR market, you should be able to save a good amount in cash reserves within your first few months of your STR being open.We haven't seen much of a softening in prices in my markets yet.

The San Fran flippers I see want at least $4-500k at mid range spec,  and they get more if market shoots up, and can still make the $150-200k if market softens. 7- you're right, it's very hard to land a decent deal!

A few people said they wanted to see it set a date and did not show.I actually reviewed my advertisement with a RE agent friend of mine and he pointed out a few items that I may want to reword or "soften" up a bit; he thinks I'm scaring people away before they even call.My ad expired about 2 weeks ago, I am revamping and getting ready to re-post...
