I would say to be cautious of areas NE of Reid St due to rougher neighborhoods or more rural parts such as SW of Silver Lake Dr.

I ask questions in my ad.  2 main ones are How much do you smoke? 

Rather than perform tests to make life more expensive these simple steps will cure most issues.Yeah, Killz can be a great solution for covering stains, especially smoke related.

I have a property that has an giant 80' tall silver maple in the backyard right near the deck and porch of the house, the tree overhangs the deck and part of the porch and provide a lot of shade for the backyard.

They were a bad tenant, smoked, paid late and disappeared from time to time.

Rgds  It was always interesting when out of state folks visit Toledo and would say our B class is there "Z class" lolI guess being born with a silver spoon causes such a judgement.But it is what it is.Toledo's "B class" has IMO been lower priced with higher cashflow than in pretty much any other market in the Midwest.Won't steal Andrew's thunder here but some decent zip codes to consider on a "street by street" basis are 43609, 43610 and 43620.Wouldn't have touched them back in the day but have been finding some decent pockets lately.43612 and 43613 is "creme de la creme" for full market value.It's a hard gig getting anything under market value nowadays.Much success 🙏👍

I'm not completely against coaching/mentoring, it's just that it's not a silver bullet and it actually stops a lot of new investors from actually investing.

And if it does go okay, there is also the silver lining in that now you have an improved listing description!
