Since I have free tuition through the GI Bill, I'm thinking about getting a real estate certificate (15 credits) next semester offered through UW-Milwaukee before taking the exam or taking classes at a local community college in lieu of the 72 hour course.

Maintenance costs are higher than in his other properties but he leases it by the Semester and almost always collects the entire Semester upfront from the students parents.

Go to your local community college and take 9 credits per semester (most incoming freshmen take 18, so you'd only be going half the time).
