Tenant issues are more likely to arise and then you have the owner....many aren't qualified expertise wise or financially to weather the storm.

So you have bad financial terms working against you along with finding properties, making deals, getting financing etc Secondly - for me it's time consuming.

I am a 37 year old high school basketball coach that is not very happy with where I am financially and am seeking a way out of living paycheck to paycheck.

I would recommend anyone lending in this environment to fix and flippers or any type of investment to be careful and get a personal guaranty and make sure person has a long track record.

Your brokerage is required to supervise you, and maintain all records of the transaction, just like any other client. 

I would underwrite buyers based on stability of income, financial payment history & ability to pay.

Each note is reviewed individually and most note buyers will provide quotes once the transaction has closed, recorded, and the first payment made. 

Learn what each one of these are, and see which makes the most sense to apply to your specific financial plan. $150 cash flow on any rental especially a triplex is dangerzone imo. 1 month of vacancy of 1 unit could destroy a years worth of financial gains.  

You need to look at all the financial numbers of the business/ hotel and owners won't release them until there is a contract in place.
