Take a realistic view of what can be accomplished.  

So for most people, most circumstances, most situations, realistically your cash and rehab is held up for 2+ years. 

And also make it more clear why I would be looking on realist for how long people have had mortgages? 

Lets be realistic, the insurance company is making money or else they wouldn't be in business. 

On the otherhand, it the property is overpriced and the wholesaler doesn't know how to present it with realistic repairs, ROI, etc. they'll have to work extremely hard to find naive buyers.

I'm still trying to figure out what an appropriate goal is or what is realistic to me.
