Typically lenders do not allow this but if they do you would ahve to go through a full underwriting to confirm you qualify to make the payments.

Just do a normal full loan assumption if your qualified and if your not qualified go for dscr loans even if rates higher.

They will have some questions and ultimately you can get pre qualified.
