How did you decide which neighborhood/street/zip code to start with?

Hello JC,I am not an expert in DC specific zoning but I have a lot of experience with the zoning code in Charlottesville VA. 

Depending on the zip code I was wondering could I gamble with them on a fix and flip or brrr.

They are also looking for code issues and other hazards which hopefully you are compliant with no matter what. 

Then I helped friends or people who I was recommended to with basic remodel suggestions while staying up to code.

I was thinking for “promotional purposes “ to have Airbnb influencers stay to do some videos.

you choose one pay for it and they provide them.What I found out is they just send over the plans with no updates to current codes so we submit then and get check sheets sometimes 3 or 4 and takes 90 days to get approved instead of them understanding the new codes updating the plans before giving them to us.And to be fair to the architect we can send in the same plans and depends on which examiner gets them some will fly through others come back with check sheets that an examiner frustration issue.

They wanted upgrades to electrical panel that was upgraded in 2009 to current code  (arc fault breakers) they said they would walk , I said good bye . 

Ten years ago, there was almost zero code enforcement so you have a bunch of nonsense that you may not catch with pre-existing stuff and you may get hit with some monster issues down the road.
