I have a 3BR, 2BA, 1380 sq. ft. home in the Villas neighborhood of Ft Myers that I plan on short term renting via AirBnB. 

This would be in central Jersey which is still a hot market as a result of record low inventory.I am planning to do this strategy since I want to put low money down (10%) on a construction loan and achieve a quick build to lower my holding fees. 

I'm in the process of finalizing my website (obviously this needs to be strong as it will be my landing site for other marketing initiatives.I do plan on keeping my 9-5, so I am looking to use Google PPC and Facebook retargeting ads to build the majority my pipeline, using nights and weekends for follow-up and some limited cold calling.

I’m on my town planning board and we get all sorts of conceptual projects that never come to pass.
