There will definitely be "those callers."

I always let my phone calls go to the answering machine (Vonage Phone) first and then I call the caller back.

Bandit signs work, but they generate random calls - you don't know if the caller has equity, a mobile home, etc.  

She seemed to be a serious caller, not a joke.Not so much profanity, but more insanity.I've had people tell me to "get the **** off their property", etc.  

Making an impact as a cold caller in a world full of cold callers is an art.

I found it best to let it go to voicemail in the beginning so I could have an idea of what property the caller was calling about and could look up info on it before speaking with them.
