If you pinch pennies... maybe pay some bills with credit cards for a couple months while saving pennies, you should be able to save 6k in a few months.  

My AC guy went up to the attic and did a cursory review; he stated that did not see that any of the AC ducts were pinched.

@Peter K. thanks, either way, code enforcement requires us to get outside ventilation..... but good pointer to check if its gas and dangerous.... that should light more of a fire on penny pinching landlords.....any tips on how to, or what to look out for when making your own ventilation?

You may want to consider incenting buyer agents more to get them interested in the compensation and in working with a FSBO - a box of chocolates if you are a real estate agent.
