I would also say that many real estate salespersons will not be committed to an investor that just tells them to send properties to them that fit their buy box and then never hear from them again. 

In other words, FB marketplace cast offs won't be the best fit unless you're lucky enough to come by some Pottery Barn or West Elm or brands like that. 

Learn the ins and outs of fit and finish, proper preparation, proper installation, rough in locations & MEP details... thinking 10 steps ahead on everything.

One thing I do want to mention is that this property solidly fits into the 1% and 2% rule, I’m wondering what kind of return someone is getting in California for the same money.

In the past when I am looking for a property manager I google to find all managers with physical offices in close proximity to my properties to narrow my search and ignore all sponsored adds that fake that they are local.Since you have self managed, you will be better equipped to "manage the manager".

It might be worth taking a look to see if they’re a good fit for you.

I’ve lost a lot of money on my 3rd deal, and it was very distasteful.I am keeping my eye open for better strategies, just haven’t found one that’s fits me better than BRRRRR at the moment.
