I know i tried for a few months and no thank you..Since having a "brand" and an "Instagram" presence is fifth on my list, owner-operators can be reached through their website, social media, etc.

I work 40 hours full time, spend another 50 to 70 hours on real estate, working about 10 to 15 hours everyday, 7 days a week, no rest, no social life, no vacation, just work work and work, it turns out to be good after many years of 100 hours weekly hard working.

Consequently, we do our best to bring in organic leads through our web and social media efforts.

Has s/he marketed it on social media, reached out to their network, ran Facebook ads, held an open house. #4 Are you offering a BAC?

@Ivan WudexiRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Not just in the setup, initially, but separate bank accounts and properly signing all documents as a member of the LLC, even if you post on your personal social media accounts about a property owned by the LLC, if someone sues you, they will try to use all of that to get to you personally.  

I understand that isn't what you thought initially but 15k is insane to get what you got and ended up with.There is way to much social med. crap that "get rich quick" is a pure and total smoke screen regarding real estate.
