The people that run these companies usually come from an "investment banking", real estate, or construction background.

I also have no interest in being in the car wash business, or the laundry business, or the AirBnB business, things like that which seem to appeal to a good number of people, but not me.I like to KISS, and just focus on market rate rentals, 12 to 18 month leases.

I’m especially interested in learning from those with experience in more expensive housing markets and from people who used really estate as a way to invest for their kids' colleges.

As @Daniel Hyman said, getting into the 3+ property range can overwhelm people and take too much time.

I've also heard good things about Iroquois and Shawnee Park as the next up and coming areas from people on here and the Louisville subreddit but take that with a grain of salt.

You will likely hear from a lot of people pushing syndications since your post is chumming the water.

As a loan officer, I've seen a few people go through the same scenario of basically breaking even. 

I normally advise that people start a business as a sole propeitor in their first year.If it is successful and something you want to continue, then have a conversation regarding entities.
