More important is the equityMany people will overpay to get a home on seller financing then realize they overpaid and cannot refinance because a lender may want 20% equity which could be a tough hurdle to overcome in the future if prices stay stagnant and you have a balloon in say 5 years.

The biggest obstacle to overcome by far, is not so much that you need to find clients (although believe me, that's also difficult and is a constant effort until you're able to rely on referrals from past clients), but the customers you interact with need to trust you with their largest asset as a seller, and for one of the largest purchases they will make in their lives as a buyer.

Less money down means more money that can go into your rehab/stock market (I'm assuming you will make more than 5-7%).2) Low payment focus: If you prioritize stability of lower payments and are risk adverse, putting more money down is something to seriously consider.
